It is not a survey but a site visit with a specialist who has spent over a decade working on traditional and historic buildings — someone who will walk through the property with you, tell you honestly what they see, flag what needs attention, and help you understand what you are taking on before you are committed to anything.
What the survey includes
A visual walkround of the property with you present, covering whatever is accessible and visible on the day. The scope is not fixed in advance — it is shaped by what is accessible and by your specific concerns. We will discuss what we observe as we go. This includes what is significant, what is not as well as where a more detailed investigation is warranted.
Within 48 hours you will receive a short written summary of the key points discussed. This is not a survey report, it is a clear, honest record of the conversation, written in plain English.
We will not diagnose what we cannot see but we will tell you exactly what needs a closer look.
If you are seriously considering a heritage or period property and would like to understand what you are taking on before making an offer or commissioning a full survey, this service is designed for you. It is also well suited to buyers who have already had a standard survey and felt it did not give them the full picture. If the property is modern or conventionally built, a Level 2 or Level 3 survey is more appropriate.
