SURVEYING
At Russet and Sage, our damp surveys go far beyond a superficial inspection. We apply a methodical, whole-building diagnostic approach grounded in best practice and current guidance, including the Joint Position Statement on Moisture (RICS, SPAB, PCA, etc.) and BS 7913 for the conservation of historic buildings. Our process begins with detailed desktop research: assessing historic maps, planning records, construction age, ground geology, flood risk, radon levels and prevailing weather exposure to understand the building in its environmental and historical context.
We combine this with a comprehensive client questionnaire to capture lived experience, heating and ventilation patterns, building alterations and known moisture issues. Our site survey includes a full external inspection and a room-by-room internal assessment using psychrometric measurements, ventilation and heating analysis, material and construction profiling and visual indicators like salt banding, efflorescence and thermal bridging.
Diagnostics may include timber moisture probes, condensation and dew point analysis, thermal readings and, where necessary, salt analysis or carbide testing. Rather than relying on assumptions or invasive work alone, we synthesise environmental data, physical indicators and construction knowledge to produce a holistic diagnosis and tailored recommendations which are appropriate for the age, materials and future use of your building.
